An EC is considered HDB property for 10 years. As such, it is subject to the same restrictions like a minimum occupancy period of five years, and restrictions on who can buy it. From the 11th year onward, an EC is fully privatised.
Normal Payment Scheme : You only need to pay 25% down payment (5% option fee + 15% sale and purchase agreement + 5% foundation stage complete). The remaining 75% can be disburse through your Bank Home Loan progressively.
Deferred Payment Scheme : You only need to pay 20% down payment (5% option fee + 15% sale and purchase agreement). The remaining 80% can be paid once the project receives its TOP. The caveat to this is that you need to pay more for the EC.
You can own a HDB and still buy an EC as long as you dispose of the unit within 6 months of possession of the new EC.
After the 5-year MOP, from 6th to 10th year, EC can only be sold in the open market to those who can meet the following eligibility conditions. You must be a Singapore Citizens (SC) or Singapore Permanent Residents (SPR) in order to buy a EC from 6th year occupation period.
