North Gaia is the latest newly launched executive condominium (EC) at Yishun Avenue 9 by the developer, Sing Holdings Limited. North Gaia was awarded Sing Holdings Limited, with a winning bid of SGD 373,500,000 which translates to $576 per square foot per plot ratio (psf ppr).

Project Details

North Gaia EC has a site area of 21,514.0 square meters (sqm) or 231,574.76 square feet (sqft) and a Gross Floor Area (GFA) of 60,240 sqm or 648,417.96 sqft. This new EC comprises of 616 residential units (3 bedroom to 5 bedroom) that span across 11 blocks. We are expecting 3-bedroom unit types to be specially designed to cater for young couples and the 4-bedroom and 5-bedroom for bigger household families.

For drivers, the well-planned road network of arterial and main roads easily link up with expressways, bus interchanges, and MRT Stations from North Gaia. Seletar Expressway (SLE) and Bukit Timah Expressway (BTE) are the two main expressways that connects North Gaia to the rest of Singapore. Furthermore, the new North-South Expressway (NSE) will improve the traffic and enhance your travelling time to Central Business District (CBD) and downtown area.

The NSE is a unique expressway that incorporates dedicated bus lanes and cycling lanes along the expressway. This new 21.5km expressway is expected to be completed by 2026. Residents from North Gaia will greatly benefit from North-South Expressway as it will reduce the travelling time significantly.

FAQ

An EC is considered HDB property for 10 years. As such, it is subject to the same restrictions like a minimum occupancy period of five years, and restrictions on who can buy it. From the 11th year onward, an EC is fully privatised.

Normal Payment Scheme : You only need to pay 25% down payment (5% option fee + 15% sale and purchase agreement + 5% foundation stage complete). The remaining 75% can be disburse through your Bank Home Loan progressively.

Deferred Payment Scheme : You only need to pay 20% down payment (5% option fee + 15% sale and purchase agreement). The remaining 80% can be paid once the project receives its TOP. The caveat to this is that you need to pay more for the EC.

You can own a HDB and still buy an EC as long as you dispose of the unit within 6 months of possession of the new EC.

After the 5-year MOP, from 6th to 10th year, EC can only be sold in the open market to those who can meet the following eligibility conditions. You must be a Singapore Citizens (SC) or Singapore Permanent Residents (SPR) in order to buy a EC from 6th year occupation period.

No, you cannot. Even though it may take another few years for the BTO/EC to be built, you can only begin applying after the 5-year MOP.
